Marshall Emas works hard to add value to every deal, based on his experience and his skills in negotiating transactions. After 30 years in law, he understands his clients' goals in buying, developing, financing, leasing and selling real estate. He serves clients nationwide from the Fort Lauderdale office, where he is a partner in the Real Estate Department.
Experience
Clients call on Mr. Emas for strategic advice in real estate, partnership, limited liability company, and corporate law. With this practice focus, he represents developers, owners, lenders and general contractors, and the companies they create.
Mr. Emas has developed a strong real estate practice and represented clients in acquiring, building, operating, leasing and disposing of property, whether it's residential or commercial. He also has considerable experience in commercial shopping center development, including ventures with 'anchor' and 'big box' retailers. His work in this area involves permitting and approvals, the preparation of site development agreements, operation and easement agreements and declarations, and the development of out-parcels.
Mr. Emas also works with clients in other real estate areas, representing both lenders and borrowers in various types of acquisition, construction and permanent loans. In construction-related projects, he works with owners and contractors on architectural and construction contracts and issues under the Florida Construction Lien Law. Mr. Emas has written and lectured extensively on real estate law and has been recognized by his peers with an "AV" or top rating in the Martindale-Hubbell legal directory.
In his general corporate practice, Mr. Emas counsels new and growing companies and their owners in structuring corporations, partnerships, limited liability companies, joint ventures and shareholder agreements. He also advises clients on the sale of corporate, partnership and other interests.
Community Involvement
Mr. Emas is a former Co-Chairman of the North Dade/South Broward New Leadership for Israel Bonds. He has also served as a trustee of Temple Beth El in Hollywood and as a member of The Florida Bar's Clients' Security Fund Committee.
