We have a national commercial leasing practice involving representation of landlords in many states and in a wide variety of transactions. The members of our leasing practice group have extensive experience and a wide array of resources at their disposal.
Our commercial leasing practice is noted for the development of a document assembly software system and related forms and procedures to deliver cost-effective preparation of high-quality commercial leases and related documents (amendments, assignment and sublease consents, lien agreements, and terminations), including an extensive library of alternative lease provisions which enable our attorneys to meet our clients’ needs quickly and efficiently from receipt of a proposal request to the finished document.
We have pioneered emphasis on shorter office and retail lease forms which are cheaper, easier, and quicker to negotiate than traditional “long form” landlord leases, and have met with greater acceptance by tenants and brokers. We pride ourselves on exemplary service.

Commercial Office Leasing
- Representation of DRA Realty Advisors in leasing matters, including preparation of form leases for office buildings (including former properties of CRT Properties, Inc. and Koger Equity), negotiation of leases with individual tenants, including major credit tenants, and handling of management and landlord/tenant dispute issues, including landlord/tenant litigation involving over 3 million square feet of space in Florida, Texas, Georgia, and Maryland.
- Representation of JP Morgan Investment Management/I&G in leasing matters and landlord/tenant litigation for seven major office buildings in the West Palm Beach and Palm Beach Gardens, Florida areas, consisting of approximately 700,000 rentable square feet of space.
- Representation of The Related Companies in leasing matters for the CityPlace Tower in West Palm Beach, Florida, consisting of over 260,000 rentable square feet of Class “A” office space, and the Offices at CityPlace North.
- Representation of Lincoln Properties Company in leasing transactions, including the Dynetech Centre building in downtown Orlando, Florida comprising approximately 316,000 square feet of Class “A” office and retail space and including the negotiation the 60,000 prime single-tenant lease.
- Representation of Landlord in leasing matters pertaining to Mizner Park, an award-winning, innovative city center mixed-use development in Boca Raton, Florida, including Class A office space.
- Representation of Apollo Real Estate Advisors, L.P. and its affiliates in leasing matters for Class A office space and retail/mixed-use projects in Hollywood, California and Phoenix Arizona.
- Representation of The Equitable Life Assurance Society and Lend Lease Real Estate Investments in leasing matters, including restructuring of a 200,000 square foot lease for NationsBank (now Bank of America) in Tampa, Florida.
Retail Leasing
- Representation of Kitson & Partners in the preparation and negotiation of retail leases for 11 shopping centers across Florida consisting of approximately 1.6 million square feet of retail space.
- Representation of Falcone Commercial Development in the preparation and negotiation of retail leases for approximately 200,000 square feet of retail space in shopping centers located in Orlando, Florida, including lease transactions with FedEx Kinko’s, Verizon Wireless, Washington Mutual Bank, Wachovia Bank and BB&T Bank.
- Representation of BDG Development in leasing transactions involving two shopping centers in Miami, Florida, including 160,000 square feet of retail space, including leases with Starbucks, Vitamin Shoppes and L.A. Fitness.
- Representation of E.C. Flats Burrito Company (Tenant) in leasing transactions for approximately 25 franchise locations in the Southeast.
- Negotiation of leases with numerous national and regional in-line and “big-box” retailers, for both short term and long-term ground leases, including Books-A-Million, CVS, Starbucks, Tuesday Morning, GAP, Office Depot, Ann Taylor, LA Fitness, Exxon-Mobil, Taco Bell, Denny’s, and many others.
Industrial and Specialty Leasing
- Representation of North American distributor of L’Oreal products in negotiation of 80,000 square foot warehouse facility in the Broward County Free Trade Zone.
- Representation of Douglas Development, Inc. in leasing transactions, including preparation and negotiation of leases for Doral eCommerce Park, a 600,000 square foot telecommunications facility in Miami, and ICC at Centerport, a 128,000 square foot telecommunications facility in Pompano Beach.
- Representative leasing transactions include lease and license agreements for Teleglobe USA, Inc., FPL Fibernet, and Global One/Equant.
- Representation of various landlord clients in the negotiation of building access agreements, roof-top licenses, and licenses with telecommunications service providers.
- Representation of Florida Teleport in site locations and development of sub-marine fiber optics cable system.
- Negotiation of fiber optics transmission contracts and easements along railroad rights-of-way in various locations in the United States and Canada.
